A 55+ community is one designated as housing for older persons under the Housing for Older Persons Act (HOPA). That designation is an exemption under the Fair Housing Act, and it comes with rules: at least 80% of occupied units must have one resident who is 55 or older, and the community verifies age at lease signing. A 62+ community is a stricter version of the same idea. We label a building 55+ only when it’s designated that way. Listings that say “active adult” or “independent living” may or may not be age-restricted, so we check.
