How we do the math

[/how-we-do-the-math/ →](/how-we-do-the-math/)

## Pricing and the math

### Is your service free?

Yes. Communities pay our brokerage, Spirit Real Estate Group, and your rent is the same either way. You never pay us a fee, and there's nothing to sign with us before we start your shortlist.

### What is 'true monthly'?

True monthly is net effective rent plus required fees, utilities, and parking. For example, Domain Benbrook on Oct 25, 2026 worked out to about $1,168 net effective plus $106 in fees, or about $1,274 a month.

### Why does year two cost more after a special?

Renewals price from base rent, not from the discounted year. At 8 weeks free on a 12-month lease, year two rises about 18% even if the base doesn't change. We show year two beside every special.

## What's on the board

### What counts as a new apartment on your board?

Ground-up new construction with first move-ins from 2024 to 2027. Renovations, conversions, and renamed older buildings are left out, based on each building's Built/Renov record.

### Do you list income-restricted new apartments?

Yes. Communities with income-restricted units are labeled 'Who can rent here' above the price and listed on our income-restricted page. They're kept out of market-rate medians.

## How we work

### How current are the prices?

We pull prices every morning and label each one 'pulled' or 'confirmed' with a date. Stale prices hide, and expired or unconfirmed specials don't show. If something's gone when you call, tell us and we'll text you what's open the same day.

### How fast will I hear back?

We'll text you within minutes during our hours, then send a same-day shortlist. Our hours are Mon–Fri 8 AM–8 PM, Sat 9 AM–6 PM, and Sun 12–5 PM.

### Who provides electric at new buildings?

At 66 board buildings it's Oncor, where you pick a retail plan; prepaid plans need no deposit. The Opal is on Tri-County Electric Cooperative, and six buildings are still being confirmed. We'll help you set it up before move-in.

### Can you tour with me, or show me the unit by video?

Yes. We route up to four tours in one afternoon, or send a video walk of the actual unit you'd sign for, not the model.

### Will I get a flood notice before I sign?

You should. Texas Property Code §92.0135 requires a floodplain and flood-history notice at or before signing, and since Sept 1, 2025 both parties must sign it. We ask for it on every lease.

## Areas and commutes

### Which areas do you cover?

Ten areas on the Fort Worth side: Downtown, North Fort Worth (Alliance and Saginaw), Northeast Tarrant, West, Southwest, East and Southeast, Arlington, Grand Prairie, Mansfield, and Burleson. That covers Tarrant, Parker, and Johnson counties plus board buildings in Denton, Dallas, and Ellis counties.

### Do you count tolls for Burleson and Mansfield buildings?

Yes. A daily Chisholm Trail Parkway commute from the Cleburne end runs about $286.02 a month with a TollTag (NTTA rates, Jul 1, 2025), so we add tolls as a line item in your 24-month math.

## Our rules

### Do communities pay for a better spot on your board?

No. Commission rates never affect the score, sort order, placement, recommendations, or alerts, and that rule is enforced in our code.

## Do you guarantee the price or my approval?

No. The community sets both pricing and approval, and we confirm them in writing before you sign.

Free to you · Your rent is the same either way

## Get the whole price before you tour

Tell us your move date, budget, and where you need to be. We'll make the calls, collect the fee sheets, and do the math for every building that fits.
