## Why do new buildings attract fake listings?

New buildings have fresh photos, lots of open units, and specials that change often. That makes them easy to copy. If you’re shopping

new apartments in Fort Worth

, you may see the same building listed in several places, and not every listing is real. A scammer copies the photos, posts a low price, and asks for money before you’ve seen anything.

The fix is simple once you know the signs. Verify every listing through the community itself before you send a dollar.

## What are the warning signs?

![Checklist graphic of rental scam warning signs](/images/content/checklist-graphic-of-rental-scam-warning-signs-suc.webp)

These are the red flags we see most:

- **Pay before you tour.** A request for a deposit or “holding fee” before you’ve seen the unit or a video of it.
- **Off-platform payment.** Wire transfers, gift cards, crypto, or payment apps to a person instead of the community’s own portal.
- **A price far below the market.** On our board, specials cluster around 8 weeks free. A rent hundreds below every nearby building is a signal to slow down.
- **No office, no tour.** “I’m out of town, I’ll mail the keys.” Real leasing offices meet you on site.
- **Pressure to decide today.** Real specials have end dates, but nobody legitimate needs your money in the next hour.
- **A phone number that isn’t the community’s.** The number in the ad doesn’t match the one on the community’s own website.

> **One rule covers most of it**
>
> Never pay anyone you reached through an ad. Pay only through the community’s own portal or office, after you’ve confirmed the unit.

## How do you verify a listing?

Here’s how we’d check any listing, in order:

1. **Find the community’s own website.** Search the building name directly, not the ad.
2. **Call the published leasing number.** Ask whether the unit, price, and special in the ad are real.
3. **Ask for a live tour or a video walk.** Of the actual unit, not just the model.
4. **Apply through the community’s portal.** Not through a link sent by a stranger.
5. **Read the lease before paying anything beyond the application fee.**

is confirmed by phone with the leasing office before we send it to you. We confirm the unit, the special, and the fee sheet, and we label each price with the date we confirmed it. Once a listing checks out, the next step is our list of

.

## What does a real application process look like?

Knowing the normal steps makes the unusual ones stand out. At a legitimate new building, the process usually runs like this:

1. **You tour** in person, by video with a leasing agent, or with us.
2. **You apply** through the community’s own online portal, on its own website.
3. **You pay an application fee** through that portal, often with a separate admin fee.
4. **The community screens** income, credit, and rental history.
5. **You sign the lease** and addenda, usually by e-signature from the property management company.
6. **You pay move-in funds** through the portal or at the office.

| Step | Real | Red flag |
| --- | --- | --- |
| Contact | Published leasing number | A number only in the ad |
| Payment | Community portal | Wire, gift card, or app to a person |
| Keys | At the office or a smart lock set up by the property | Mailed keys from an owner out of town |
| Lease | From the management company | A generic form from a stranger |

If anything in your process skips the community’s own channels, stop and verify before paying.

## What if you’ve already paid?

Act quickly. Contact your bank or payment app and ask them to stop or reverse the payment. Keep the ad, the messages, and the receipts. Report it to local police and to the FTC. Then tell the real community, since they’ll want to know their photos are being used.

If you’re unsure about a listing right now,

. Send the link, and we’ll check it with the leasing office, usually the same day during our hours.

## Questions renters ask about this

### Is it normal to pay a deposit before touring?

No. Legitimate communities take application fees and deposits through their own portal or office, and usually after you've seen the unit or a video of it.

### How do I verify a listing is real?

Call the community's published leasing number, found on its own website or a map listing, not the number in the ad. Confirm the unit, the price, and the special.

### Can you check a listing for me?

Yes. Send it to us and we'll confirm it with the leasing office, usually the same day during our hours.

### What should I do if I already paid a scammer?

Contact your bank or payment app right away, keep every message, and report it to local police and the FTC. Then let the real community know their name was used.

### Do you guarantee the price or my approval?

No. The community sets both, and we confirm them in writing before you sign.
