## Why doesn’t the address tell the whole story?

If you’re

moving to Fort Worth

[/moving-to-fort-worth/ →](/moving-to-fort-worth/)

, you’ll notice that an address can say one city while the building sits in another. That’s because a mailing address follows the ZIP code the Postal Service assigns. City limits, county lines, and school district boundaries follow other maps. They don’t always line up.

On our board, about a dozen of 73 buildings have a mailing city that differs from their city limits, county, or ISD. Across all 73, there are 19 ISDs and six counties.

## What are the four layers?

![Diagram of address layers: mailing city, city limits, county, ISD](/images/content/diagram-of-layered-address-boundaries-mailing-city.webp)

| Layer | Set by | What it affects |
| --- | --- | --- |
| Mailing city | The ZIP code | Your mail, and what most listings show |
| City limits | The city’s boundary | City services, water, trash, city taxes |
| County | The county line | County services and taxes |
| ISD | The school district boundary | Which public schools serve the address |

Electric adds a fifth layer. Service territories, like Oncor’s delivery area or a co-op’s, follow their own lines.

## What are some real examples?

Here are the address facts we see most on the board:

- **The Emma and The Henley** are Grand Prairie city, in Ellis County, in Midlothian ISD.
- **Jefferson Lakehaven** is Grand Prairie city, not Mansfield, even though it’s often listed as Mansfield.
- **Jefferson Ashford** is Grand Prairie city, in Tarrant County, in Arlington ISD.
- **The Palo and Holloway Champions Circle** are Fort Worth city, in Denton County.

> **Facts, with a lookup link**
>
> We state city limits, county, and ISD as facts for every building. For schools, we link the district’s address lookup so you can check any unit yourself.

## Why does it matter?

A few practical reasons:

1. **Utilities.** Water and trash come from the city whose limits you’re in. Some cities charge deposits or fees differently.
2. **Taxes passed through in rent.** Different cities and counties tax at different rates.
3. **Schools.** If a district matters to you, the ISD boundary is the one that counts, not the mailing city.
4. **Services and rules.** Which city’s permits, parking rules, and services apply.

## A labeled address check

Here’s how we’d write up the four layers for one address, using a made-up example.

| Layer | Result |
| --- | --- |
| Mailing city | Fort Worth |
| City limits | Fort Worth city |
| County | Denton County |
| ISD | Checked with the district lookup |
| Electric | Oncor; you pick a plan |
| Water and trash | City of Fort Worth |

This mirrors the real situation at buildings like The Palo, where a Fort Worth city address sits in Denton County. The county affects some taxes and services, while the city handles water and trash.

When we send a shortlist, each building carries a table like this. If any layer surprises you, it’s easier to rule a building in or out before you tour.

## How do you check an address yourself?

- **City limits:** The city’s GIS map or address lookup.
- **County:** The county appraisal district’s property search.
- **ISD:** The school district’s address lookup.
- **FEMA zone:** FEMA’s Flood Map Service Center.

Or send us the addresses you’re weighing. We’ll confirm all four layers for each building, plus the electric provider, usually within a few hours during our hours. We’ll help you set up utilities before move-in.

## Questions renters ask about this

### Why does my apartment say Mansfield but it's in Grand Prairie?

Postal cities follow ZIP codes, not city limits. Jefferson Lakehaven is an example: it's Grand Prairie city even though it's often listed as Mansfield.

### Does city limits affect my utilities?

It can affect water, trash, and property taxes passed through in rent. Electric depends on the service territory, which follows different lines.

### How do I check the school district?

Use the district's address lookup. We list the ISD for each building as a fact and link the lookup so you can check any unit.

### How do I check which county an address is in?

The county appraisal district's property search shows the county and taxing units for an address.

### Do you guarantee the price or my approval?

No. The community sets both pricing and approval, and we confirm them in writing before you sign.
