## What’s it like to move in early?

Moving into a new building early has real upsides. You often get more choice of floor plans and a deeper special during

lease-up apartments

[/lease-up-apartments-fort-worth/ →](/lease-up-apartments-fort-worth/)

season. The tradeoff is that some parts of the building may still be under construction. The pool might open next month. The gym might still be wrapped in plastic. A second phase might be framing across the parking lot.

None of that has to be a surprise. Here’s what to ask, and what to get in writing.

## Which amenities tend to open later?

Units usually open first, once a building or a floor has its Certificate of Occupancy. Amenities often follow on their own schedule. Here’s the pattern we see:

| Amenity | Why it may open later |
| --- | --- |
| Pool | Inspections, finish work, and season |
| Fitness center | Equipment delivery and install |
| Clubroom and coworking | Furniture and tech setup |
| Dog park and pet wash | Landscaping and turf |
| Parking garage | Phased with later buildings |
| Package lockers | Install after the lobby is finished |

## What about construction noise and access?

If the community is still building, ask three things:

1. **Work hours.** What days and times does construction run?
2. **Location.** Which side of your building faces the work, and how close is it?
3. **Access.** Will any entrances, walkways, or drives close temporarily?

A unit on the far side of the building from the work can make a big difference. Our guide on

 going inside your unit.

## Where do you park?

Parking is the item people forget. If a garage or a lot is part of a later phase, there may be an interim plan. Ask where you’ll park, how far it is from your unit, and whether spaces are assigned. If parking will later carry a monthly fee, ask when that starts.

> **Get dates in writing**
>
> We ask for every amenity’s expected opening date by email. If the date moves, you’ll have the version you were given.

## Should you ask for a discount?

It’s fair to ask. Some communities offer a rent credit, waived amenity fees, or a deeper special until amenities open. Others don’t. If an amenity fee is part of your required fees, ask whether it starts before the amenity opens.

## Questions to ask in writing

Before you sign at a building that’s still being finished, we’d email these questions to the office:

1. Which amenities are open today, and which open later?
2. What are the expected opening dates?
3. Do any required fees, like an amenity fee, start before the amenity opens?
4. Is there a rent credit or a discount until amenities open?
5. What are the construction work hours?
6. Where will I park until the garage or lot is finished?
7. Will any entrances or walkways close during construction?

Keep the dated reply with your lease. If an opening date moves, that email is what you’d point to when asking what the community can offer.

## How do you check the dates?

We track opening dates on our

opening calendar

and confirm them at least every 30 days. On each lease-up card, we list what’s finished and what isn’t, with the date we last checked.

Tell us which buildings you’re weighing. We’ll send what’s finished, what’s not, and the expected dates, usually within a few hours during our hours.

## Questions renters ask about this

### Will I pay full rent if the pool isn't open?

Usually yes. Some communities offer a discount or a credit until amenities open, so it's worth asking in writing before you sign.

### How noisy is living near construction?

It depends on the phase, the distance, and the work hours. Ask for the construction schedule and which side of the building faces the work.

### Where do I park during construction?

Ask for the interim parking plan before you sign, including where the garage or lot entrance will be and whether spaces are assigned.

### What if an amenity opening date slips?

Get the expected date in writing. If it moves, ask what the community will offer. Saved buildings get an alert with your consent.

### Do you guarantee the price or my approval?

No. The community sets both pricing and approval, and we confirm them in writing before you sign.
