# What "Lease-Up" Means and Why Prices Move During It

Lease-up is the stretch from a new building's first move-ins to stabilized occupancy. Here's why specials and rents change daily during it, and why we pull prices every morning.

## What is lease-up?

Lease-up is the stretch between a new building’s first move-ins and the point where it’s mostly full. If you’re looking at

lease-up apartments in Fort Worth

[/lease-up-apartments-fort-worth/ →](/lease-up-apartments-fort-worth/)

, you’re looking at buildings in that stretch. They have open units, often a special, and prices that can change from one day to the next.

It starts once the building, or its first phase, gets a Certificate of Occupancy. It ends when the building reaches stabilized occupancy, the target the owner plans around. That’s often in the low to mid 90s percent, and it can take months or more than a year depending on the building and the market.

## How does a building fill?

![Fill curve chart: occupancy rising over months](/images/content/fill-curve-chart-showing-apartment-occupancy-risin.webp)

The pattern is called a fill curve. Occupancy rises as units lease, faster in some months and slower in others. A building that opens in spring may fill quickly through summer, then slow in winter. A large building releases floors or phases in batches, so availability comes in steps.

| Stage | What’s happening | What it means for you |
| --- | --- | --- |
| Pre-leasing | Units leased before opening | Dates matter most |
| Early lease-up | First residents, many open units | More choice, amenities may be unfinished |
| Mid lease-up | Building filling steadily | Specials can move daily |
| Late lease-up | Last floors and units | Specials may deepen or end |
| Stabilized | Mostly full | Pricing settles; compare base and year two |

## Why do prices move so much?

Many new buildings use revenue management software, often fed by occupancy data from services like RealPage. The software looks at how fast units are leasing, how many are left, and what nearby buildings charge. Then it adjusts rents and specials, sometimes daily. A unit quoted at one price on Monday can carry a different price by Thursday.

For context, 3,208 units were delivered in Fort Worth–Arlington in the first half of 2026, and about 7,000 more were under construction (Cushman & Wakefield Q2 2026). With that much new supply, lease-up specials stay common.

>
> Because lease-up prices move daily, we pull them each morning and label each one pulled or confirmed, with the date. Stale prices hide, and expired specials don’t show.

## Is lease-up a good time to rent?

It can be. Lease-ups often offer deeper

specials

and more choice of floor plans. The tradeoffs are unfinished amenities, construction nearby if there’s a later phase, and first-year fixes in a new unit. Specials also lower year one only, so year two prices from base.

The timing within lease-up matters too. Our guide on

when deals are deepest

looks at how specials track the fill curve and the season.

## How should you read a lease-up card?

Each lease-up card on the board shows a few things beyond price. Here’s what each one tells you:

| On the card | What it tells you |
| --- | --- |
| Stage | Early, mid, or late lease-up, or stabilized |
| Fill curve | How fast units have been leasing |
| Confirmed special | The current offer, with the date we confirmed it |
| What’s finished | Amenities and phases that are open now |
| Price history | Whether the special has been rising or falling |

A building early in lease-up usually has the most units to choose from, and the most unfinished pieces. A building late in lease-up has fewer choices and more of the community finished. Neither is better on its own. It depends on whether you care more about floor plan choice or a finished pool.

We’d also look at the base rent next to the special. A deep special on a high base can still cost more than a modest special on a lower base, especially by year two.

## Questions renters ask about this

### What does lease-up mean?

It's the period after a new building opens while it fills toward stabilized occupancy. During lease-up, communities often offer specials to fill units faster.

### Why do lease-up prices change so often?

Many communities use revenue software that adjusts rents and specials daily based on how fast units lease and what nearby buildings charge.

### When does lease-up end?

When the building reaches its stabilized occupancy target, often in the low to mid 90s percent. Timing varies by building and market.

### What's the difference between pulled and confirmed?

A pulled price came from the morning feed. A confirmed price was checked with the leasing office. Both carry a date, and stale prices hide.

### Do you guarantee the price or my approval?

No. The community sets both pricing and approval, and we confirm them in writing before you sign.
