## What counts as a required monthly fee?

A required fee is any monthly charge you pay on top of rent whether you use the service or not. If you’re comparing

, these fees can change which building is cheaper, because most advertised prices leave them out.

![Ledger-style infographic: base rent plus required fees equals true monthly](/images/content/clean-ledger-style-infographic-showing-base-rent-p.webp)

On Oct 25, 2026, we checked fee calculators and fee sheets at 12 buildings on our board. Required fees ran from $36 to $199 a month, with a median of $109.50. That median works out to about $1,314 a year that never shows in the rent line.

New buildings tend to bundle more services than older ones. Bulk internet is wired in before the first resident moves in, valet trash is set up with the building, and pest service is contracted from day one. Each of those is a fair service. The issue is only that you can’t compare two buildings until every one of them is in the number.

> **Fees are part of the price**
>
> A building with a lower base rent and $199 in required fees can cost more each month than a higher base with $36 in fees. We always compare on true monthly.

## Which fees show up most at new buildings?

The same handful of lines appears on most fee sheets we collect. The names change from one management company to the next, so we read each line, not just the total.

| Fee | What it usually covers | How it’s billed |
| --- | --- | --- |
| Bulk internet or tech package | Wi-Fi or wired internet, sometimes smart locks and thermostats | Flat monthly charge |
| Valet trash | Door-side pickup on set nights | Flat monthly charge |
| Pest control | Routine treatment of the building | Flat monthly charge |
| Resident benefit package | Filter delivery, credit reporting, online portal | Flat monthly charge |
| Amenity or common area fee | Upkeep of shared spaces | Flat monthly charge |
| Water, sewer, and trash (if property-billed) | Utilities billed by the property | Varies by method |

Here’s a dated illustration. At Domain Benbrook on Oct 25, 2026, the Greystar fee calculator listed internet at $70, trash at $30, and pest at $6, for $106 a month. That figure is an example only. Live pages use the feed.

Property-billed water works differently from a flat fee, because the amount can change each month. Our guide on

explains how ratio billing and submetering work and what your lease must show.

## How do fees change your true monthly?

True monthly is the number we compare buildings on. The formula is the same on every page:

**True monthly = net effective + required fees + utilities + parking**

Net effective spreads the special across the lease. Required fees sit on top. Utilities and parking come next, and we add them when they’re known. You can see each formula, with a worked example, on

.

![Valet trash bin beside a new apartment door in a bright corridor](/images/content/valet-trash-bin-beside-a-brand-new-apartment-door-.webp)

Using the Domain Benbrook illustration, here’s how it stacks up:

| Line | Monthly |
| --- | --- |
| Base rent | $1,320.00 |
| Net effective (6 weeks free on 12 months) | $1,167.69 |
| Required fees (internet, trash, pest) | +$106.00 |
| True monthly | $1,273.69 |
| Year two at the same base, plus fees | $1,426.00 |

Fees also follow you into year two. Renewals price from base rent, and the fee lines usually stay. That’s why the year-two line on our cards includes fees, so the jump isn’t a surprise.

## How do you get the fee sheet before you tour?

We’d ask for the fee sheet in writing before you set a tour. Here are the steps we follow for every building on your list:

1. **Ask for the current fee sheet by email.** A screenshot of a fee calculator works too, as long as it shows the date.
2. **Check each line is required or optional.** Only required lines go into true monthly by default.
3. **Ask how water, sewer, and trash are billed.** Flat fee, ratio billing, and submetering each work differently.
4. **Ask whether any fee changes at renewal.** Bulk contracts can be repriced.
5. **Keep the dated copy.** If a number changes before you sign, you’ll have the version you were quoted.

That’s the same process we run when you ask for a shortlist. We collect the fee sheet, add each required line, and send the true monthly next to the special and year two.

## What do fees look like over a full lease?

Monthly fees feel small next to rent, so it helps to see them over the whole lease. Here’s how the Oct 25, 2026 fee range adds up over 12 and 24 months. These are dated board figures, not quotes for any one building.

| Monthly required fees | 12 months | 24 months |
| --- | --- | --- |
| $36 (low end of our survey) | $432 | $864 |
| $106 (Domain Benbrook illustration) | $1,272 | $2,544 |
| $109.50 (survey median) | $1,314 | $2,628 |
| $199 (high end of our survey) | $2,388 | $4,776 |

The gap between the low and high end is more than $3,900 over two years. That’s often more than the difference between two specials. When you compare buildings, put the fee line next to the special, not under it.

Fees also show up in move-in cash. Some communities charge the first month of each fee at signing, along with any one-time admin or amenity fee. We list those separately, so you can see what’s due at signing and what repeats every month.

One more thing to check: whether a fee is billed per unit or per person. Most required fees are per unit, but some resident benefit packages or trash fees are billed per adult on the lease. If you’re renting with a roommate, that can double a line.

## Where fees fit in your decision

Fees rarely decide a move on their own, but they often decide a close race. When two buildings are within $50 on net effective, a $100 difference in required fees flips the order. On the

## Questions renters ask about this

### Are required apartment fees negotiable?

Usually not. They're set community-wide, often through a bulk contract, which is why we price them into true monthly before you tour instead of hoping to waive them later.

### What's a typical required fee at a new Fort Worth building?

On Oct 25, 2026, the median across 12 board buildings was $109.50 a month, with a range of $36 to $199. That's about $1,314 a year outside the rent.

### Do required fees go up at renewal?

They can. Bulk internet and trash contracts get repriced, so ask for the current fee sheet along with your renewal offer and compare the whole monthly number.

### Are required fees the same as optional fees?

No. Required fees apply to every unit. Optional fees, like a reserved parking spot or a storage unit, only apply if you choose them. We list both, but only required fees go into true monthly by default.

### Do you guarantee the price or my approval?

No. The community sets both, and we confirm them in writing before you sign.
