# When During Lease-Up the Deals Tend to Be Deepest

How specials track a new building's fill curve and the season, and how price history and one-a-day alerts on saved buildings help you time a move without rushing it.

## Do specials follow a pattern?

They do, loosely. At

lease-up apartments

[/lease-up-apartments-fort-worth/ →](/lease-up-apartments-fort-worth/)

, specials tend to track two things: how fast the building is filling, and the time of year. Neither is a fixed rule. They’re patterns we watch on the board so you can time a move if your dates are flexible.

If you’re new to the term, our guide on

 explains the stages.

## How do specials track the fill curve?

![Line chart of special depth vs. occupancy during lease-up](/images/content/line-chart-of-apartment-special-depth-versus-occup.webp)

A building that’s leasing slower than planned often deepens its special to catch up. A building that’s leasing fast may trim its special or end it. Here’s how that tends to play out:

| Situation | What specials often do |
| --- | --- |
| Opening with many units released at once | Specials start strong to build momentum |
| Leasing slower than the plan | Specials deepen |
| Leasing faster than the plan | Specials shrink or end |
| A new phase releases units | Specials can return |
| Near stabilized | Specials taper, base rent matters more |

Revenue software drives a lot of this, adjusting prices daily. That’s why the same building can look different from week to week.

## Does the season matter?

It can. Demand for apartments in North Texas often runs higher in late spring and summer and softer in the colder months. Some buildings respond to softer demand with deeper specials. On our Oct 25, 2026 board, the median special across 65 market-rate communities was 8 weeks free, which tells you how common specials already are.

We’d use the season as a hint, not a plan. The live board is the better guide.

> **No urgency here**
>
> Timing is a tradeoff, not a deadline. A deeper special next month isn’t worth missing your lease end or paying double rent.

## How do price history and alerts help?

Every saved building on the board keeps a price history, so you can see whether its special has been rising, falling, or holding. With your consent, we’ll send at most one alert a day per saved building when its price or special changes. That way you can watch a few buildings without checking every morning.

## What’s the catch with deeper specials?

A deeper special lowers year one only. Renewals price from base rent, so year two rises more after a deep special. At 8 weeks free on 12 months, year two runs about 18% above year one at the same base. At 10 weeks, it’s about 24%. We show year two beside every special on our

current specials

[/fort-worth-apartment-specials/ →](/fort-worth-apartment-specials/)

 page.

## A labeled price-history example

Here’s how a saved building’s history might look over a few weeks, with made-up numbers.

| Week | Special | Net effective on a $1,400 base, 12 months |
| --- | --- | --- |
| Week 1 | 6 weeks free | about $1,238 |
| Week 3 | 8 weeks free | about $1,185 |
| Week 5 | 8 weeks free | about $1,185 |
| Week 7 | 4 weeks free | about $1,292 |

In this example, the special deepened as the building’s leasing slowed, held for a couple of weeks, then shrank once a batch of units leased. Waiting past week 5 would have cost about $107 a month. That’s the tradeoff with timing: a deeper special can appear, and it can also go.

That’s why we set a decision date that fits your lease end, rather than waiting for a perfect number.

## What would we do?

If your dates are flexible, save two to four buildings, turn on alerts, and set a decision date that still leaves buffer before your lease end. When the date arrives, compare 24-month cost and pick. If your dates aren’t flexible, we’d pick the building that costs least over two years today.

Tell us your window and areas. We’ll send a same-day shortlist with each building’s stage, price history, and the whole price written out.

## Questions renters ask about this

### Are specials deeper early or late in lease-up?

It varies by building. Specials tend to track how fast units lease. A building filling slowly may deepen its special. One filling quickly may shrink it.

### Is winter cheaper for new apartments?

Demand often softens in colder months, and some buildings respond with deeper specials. We check the live board instead of relying on a season.

### Can you alert me when a special changes?

Yes. With your consent, we'll send at most one alert a day per saved building when its price or special changes.

### Should I wait for a deeper special?

Only if your dates allow it. A deeper special also means a bigger year-two jump, so compare 24-month cost, not just the offer.

### Do you guarantee the price or my approval?

No. The community sets both pricing and approval, and we confirm them in writing before you sign.
