## What should you know before moving to Fort Worth?

Fort Worth added 19,512 residents in a year (Census V2025), and a lot of them start with an apartment. If you’re one of them, the setup varies more than most newcomers expect. The 73

new Fort Worth apartment

[/ →](/)

buildings we track sit in 19 ISDs and six counties, and at about a dozen addresses the mailing city differs from city limits, county, or school district.

None of that is hard once it’s written down. That’s what this page does. It explains the setup facts, links all 10 area pages, and shows how we handle a move from out of state. If you’re not sure which area fits your job,

Commute Flow

[/tools/commute-flow/ →](/tools/commute-flow/)

points you to the ones that do.

## How do addresses work on the Fort Worth side?

Your mailing address follows the ZIP code. City limits, county, and ISD follow other lines. So an address that says Fort Worth can be Fort Worth city in Denton County, like The Palo and Holloway Champions Circle. An address listed as Mansfield can be Grand Prairie city, like Jefferson Lakehaven.

That matters for taxes, trash, water, and the school district. We list city limits, county, and ISD as facts for every building, with a lookup link, so you can check any unit. Our guide on

mailing city vs. city limits

[/guide/mailing-city-vs-city-limits-fort-worth/ →](/guide/mailing-city-vs-city-limits-fort-worth/)

has more examples. Common districts on the board include Fort Worth ISD, Northwest ISD, Keller ISD, Mansfield ISD, and Arlington ISD.

## Which areas should you look at?

Start with where you’ll work. These are the 10 areas we cover:

- Downtown Fort Worth

    [/downtown-fort-worth/ →](/downtown-fort-worth/)

: rail at Central Station and short Medical District drives

: the lowest ‘from’ example, plus a toll road

## How do utilities work here?

Electric is the one that surprises people. At 66 board buildings, Oncor delivers power and you pick a retail plan, often through Power to Choose. Prepaid plans need no deposit. The Opal is on Tri-County Electric Cooperative, and six buildings are still being confirmed. Our guide on

setting up electric and water

[/guide/setting-up-electric-and-water-fort-worth/ →](/guide/setting-up-electric-and-water-fort-worth/)

 has the steps in order.

Water depends on the city. Fort Worth Water charges a $50 deposit that’s waived with a 12-month utility letter. Some buildings bill water through the property, which your lease must explain. We’ll help you set it up before move-in.

## How does leasing from out of state work?

We do it in four steps. First, a same-day shortlist with the whole price for each building. Second, a video walk of the actual unit you’d sign for. Third, a pre-check of your income multiple and documents before you pay any fee. Fourth, we read the concession, fee, and flood addenda with you before you e-sign the Texas lease. Our guide on

leasing from out of state

[/guide/leasing-from-out-of-state/ →](/guide/leasing-from-out-of-state/)

 explains each step.

Send us your move date, budget, and employer. We’ll text you within minutes during our hours, then send a same-day shortlist.

## Why relocations get the setup wrong

### The mailing city isn't the city

At about a dozen board addresses, the mailing city differs from city limits, county, or ISD.

### Electric works differently here

Most addresses let you pick a retail plan through Oncor. Co-op addresses work differently, and six buildings are unconfirmed.

### The unit isn't the model

Leasing from out of state on renderings alone can mean a different view, floor, or finish than you expected.

So we confirm each address's setup, send a video walk of the actual unit, and set up utilities before you arrive.

## What we do, step by step

1. 01

    ### Video shortlist

We send a same-day shortlist, then a video walk of the actual unit for your top picks.

2. 02

    ### Pre-check before fees

We check the income multiple and documents before you pay any application fee.

3. 03

    ### Remote signing

We read the concession, fee, and flood addenda with you before you e-sign.

4. 04

    ### Utilities before arrival

Oncor plan or co-op start, and the Fort Worth Water deposit waiver letter, before you get keys.

Free. Your rent is the same either way.

## Setting up from out of state

Photos show the kind of building on this page. Ask us for a video walk of the actual unit you'd sign for, not the model.

## Moving to Fort Worth: questions we get

### Can I lease a new Fort Worth apartment without seeing it?

Yes. We send a video walk of the actual unit you'd sign for, not the model, and confirm the whole price in writing first.

### Which counties do your buildings cover?

Tarrant, Parker, and Johnson counties, plus board buildings in Denton, Dallas, and Ellis counties. Our 73 buildings sit in six counties and 19 ISDs.

### How do I set up electric in Fort Worth?

At Oncor addresses, you pick a retail plan, often through Power to Choose, and prepaid plans need no deposit. Co-op addresses are served by the co-op. We'll help you set it up before move-in.

### Is there a water deposit?

Fort Worth Water charges a $50 deposit, which can be waived with a 12-month utility letter from your current provider showing good payment history.

### Why does my address say Fort Worth when it's in another county?

Postal cities follow ZIP codes, not city limits. The Palo and Holloway Champions Circle, for example, are Fort Worth city addresses in Denton County.

### When do I pay the application fee?

Only after we pre-check your income multiple and documents, so you don't pay for an application that won't clear.

### Do you guarantee the price or my approval?

No. The community sets both pricing and approval, and we confirm them in writing before you sign.
