What we do
You've decided on a new building. We help you pick which one. We track every ground-up community on the Fort Worth side with first move-ins from 2024 to 2027, across Tarrant, Parker, and Johnson counties, plus board buildings in Denton, Dallas, and Ellis counties.
For each one, we write out base rent, the special, net effective, every required fee, true monthly, and year two. We add the address facts too: city limits, county, ISD, electric, water, and FEMA zone. Then we make the calls, route your tours, read the addenda with you, and help set up utilities.
We don't argue new vs. older buildings. If you're here, you've already chosen new. Older buildings appear on our site only as a price reference, never on the board.
Why the whole price
Specials on our board cluster tightly, with a median of 8 weeks free on Oct 25, 2026. What varies is everything else: required fees from $36 to $199 a month, a year-two jump of about 18% at the median, and setups that span 19 ISDs and six counties. Those are the numbers that decide which building costs less, so those are the numbers we write out.

We describe buildings, never who should live in them. Schools and flood zones are stated as facts.
Corrections within a business day
If a community tells us a number is wrong, we fix it within one business day and log it.
