What trips up renters in Downtown Fort Worth
A levee-protected "Zone X" that still needs a flood notice
The listing says the building is out of the flood zone, so the flood paperwork at signing looks like a formality and gets skipped.
Why it happens here: Downtown sits behind Trinity River levees that date to 1960, and the Corps is still building the Panther Island bypass channel. Deco 969, for example, is levee-protected Zone X, which lowers the mapped risk but doesn't remove it.
What we do: We state each building's FEMA zone as a fact on your new construction shortlist and ask for the signed §92.0135 notice before you sign.
Parking isn't in the advertised price
Garage parking is often its own monthly line, and it can change the ranking between two Downtown buildings.
The special looks smaller than it is
A 6-week special on a lower base can cost less over two years than 8 weeks on a higher base.
Rail plans get counted too early
The Medical District extension is expected about 2029. Counting it today can make a commute look shorter than it is.
So we price parking, compare both years at the same base, and only count transit that's running now.
Renting new near Sundance Square and the Near Southside
If you want a new apartment within a short ride of the Medical District or a Downtown office, this is the area to start. Most new buildings here are mid-rise wraps or podium buildings with structured parking, so the floor plans stack higher and the walk to your car is shorter than the suburbs.
The tradeoff shows up in the special. On our Oct 25, 2026 board pull, the Downtown example was $1,048 after the special, with 6.3 weeks free typical. That's shallower than Mansfield or North Fort Worth, so the base rent and the parking line matter more than the headline offer.
We price every Downtown building the same way we price the rest of our new apartments in Fort Worth: base, special, net effective, required fees, parking, and year two at the same base. Parking is the line people forget here, so we ask for it in writing before you tour.
Rail is the other reason renters look here. TEXRail and the Trinity Railway Express both stop at Fort Worth Central Station, and the Medical District extension is expected about 2029. We list walk times to the station as facts, and we say clearly which service is running now and which is still planned.
Downtown sits behind the Trinity River levees, which date to 1960. The Army Corps of Engineers is building a 1.5-mile bypass channel through Panther Island to cut flood risk for more than 2,400 acres, so a levee-protected Zone X label like Deco 969's is a fact we still pair with the signed flood notice.

What brings renters here, and how we help here
The anchors here are the Medical District hospitals (Cook Children's lists 8,850 employees in the City's FY2025 ACFR, plus JPS Health Network and Texas Health Harris Methodist), the Downtown office core, and the Near Southside.
Most Downtown buildings sit a short drive from the hospitals, and some are a walk from Fort Worth Central Station. We time the drive from each building at your actual shift start, because a 7 AM start and a 7 PM start are different commutes.
What renters ask for
- A short commute to the Medical District
- Rail access at Central Station
- Structured parking with a known monthly price
Where it gets tricky
- Parking fees that raise true monthly
- Shallower specials than the suburbs
- Noise between stacked units in mid-rise buildings
What we do here
- Price parking into true monthly for every building
- Ask for STC and IIC sound ratings if you sleep during the day
- Confirm the walk time to Central Station before you tour
New buildings in Downtown
Downtown new builds are mostly mid-rise wraps and podium buildings, with parking in a garage you reach from inside. That changes three things on your price sheet: parking is often a separate monthly line, trash may be valet, and package rooms or bulk internet show up as required fees.
Deco 969 is one building we've profiled here, and its FEMA designation is levee-protected Zone X. We state that as a fact only. For every building in this area, the board shows base, special, net effective, true monthly, and year two from the morning pull.

Why Medical District renters use us
- Parking priced into true monthly
- Sound ratings for shift workers
- Walk times to Central Station as facts
- Four tours in one routed afternoon
Common head-to-heads from Downtown
Renters who look here often compare against these areas. We run the same 24-month math on both sides.
Getting around from a Downtown building
Downtown is the hub of the Fort Worth road map. I-35W runs north and south along the east edge, I-30 crosses just south of the core, and the Chisholm Trail Parkway starts near the Near Southside and heads southwest toward Benbrook and Burleson. Most Downtown commutes stay off toll roads.
Fort Worth Central Station is the rail stop that matters. TEXRail runs from there toward Grapevine and DFW Airport Terminal B, and the Trinity Railway Express runs east toward Dallas. The planned TEXRail extension to the Medical District is expected about 2029, and we're still verifying that date, so we don't count it in anyone's commute today.
When we route tours, we group Downtown, West 7th, and Near Southside buildings into one afternoon. Four tours fit in a routed afternoon here because the buildings sit close together, and we can add a video walk of the actual unit for anything we can't fit.

Where Downtown sits
New apartments in Downtown Fort Worth: questions we get
How much do new apartments in Downtown Fort Worth cost?
Live prices come from our morning pull, and the board shows base, special, and true monthly for each building. For a dated reference, the Downtown example on Oct 25, 2026 was $1,048 after the special, with 6.3 weeks typical. Add parking, which is often a separate monthly line here.
Which new Downtown buildings are close to rail?
TEXRail and the TRE stop at Fort Worth Central Station. We list the walk time from each building to the station as a fact, and we'll send the nearest options with your shortlist.
Is the TEXRail Medical District extension open?
Not yet. It's expected about 2029, and we're verifying that date. We don't count it in commute times until it runs.
Do Downtown buildings charge for parking?
Many do, as a monthly line on top of rent. We ask for the parking price in writing and add it to true monthly before you tour.
Which school district covers Downtown addresses?
Fort Worth ISD at most addresses. We state the district as a fact and link the district's address lookup so you can check any unit.
Is Downtown protected from Trinity River flooding?
Downtown sits behind the Trinity River levees, which date to 1960, and the Army Corps of Engineers is building a 1.5-mile bypass channel through Panther Island to cut flood risk for more than 2,400 acres. Deco 969, for example, is levee-protected Zone X. We still ask for the signed §92.0135 flood notice on every lease.
Can you route several Downtown tours in one day?
Yes. We route up to four tours in one afternoon, or send a video walk of the actual unit you'd sign for.
Do you guarantee the price or my approval?
No. The community sets both pricing and approval, and we confirm them in writing before you sign.
