What’s on the specials page?
This page lists move-in specials at new Fort Worth-side buildings that we’ve confirmed with the leasing office in the last 7 days. Each one sits beside its base rent and its year-two price, so you can see both sides of the deal at once. Expired specials, and any we haven’t confirmed, don’t show.
Specials on our board cluster tightly. On Oct 25, 2026, the median across 65 market-rate communities was 8 weeks free. 52% offered 8 weeks or more, 15% offered 10 or more, and 37 of the 65 sat between 6 and 9 weeks. That clustering is why the headline offer rarely decides a move by itself.
How does a weeks-free special turn into a monthly number?
The math is the same for every building. N weeks free equals base × 12 ÷ 52 × N. Net effective equals base × months, minus the free rent, divided by months. Our guide on how a weeks-free special works out walks through it step by step.
Here’s the dated example we use everywhere. Domain Benbrook’s 1BR was $1,320 base with 6 weeks free on 12 months on Oct 25, 2026. The free rent was $1,827.69, so net effective was about $1,168 a month. With $106 in required fees, true monthly was about $1,274.
Some specials are look-and-lease offers, which apply if you apply within a set window after touring. Others are prorated across every month, and some are applied up front as free months. We note which kind each one is, because it changes the cash you pay at move-in.
Why does year two matter so much?
A special lowers year one only. When your renewal comes, the offer starts from base rent, and the discount drops away. At 8 weeks free on 12 months, that’s about an 18% jump at the same base, using 1 ÷ (1 − 8/52) − 1. Our guide on why year two costs more shows the full math.
That’s why we put year two beside every special. In the Domain Benbrook example, year two at the same base was $1,426 including fees, about 12% above the year-one true monthly. At +3% on base, it was $1,465.60, about 15% higher.
What about specials tied to longer leases?
Some specials only apply to 14 to 16-month terms. A bigger special spread over more months can be worth less per month than a smaller one on 12. A longer term also moves your renewal into a different season, which can change the offer you get. Our guide on 12-month vs. 15-month leases compares both.
How do we make sure the special actually applies?
A verbal special isn’t enough. We confirm the amount, the term, and the end date in writing before you apply. Then we check that it’s written into the concession addendum before you sign, and we check your resident ledger at day 7 and day 30 to make sure the credit landed. Our guide on getting the special in writing lists each step.
If you need to leave early, many concession addenda ask you to repay free rent. Those terms vary and may be challenged, so we read them with you first.
