Where Arlington pricing misleads renters

No train or fixed bus to fall back on

You plan on a bus for days the car is in the shop, then find there is no route from the building to work.

Why it happens here: The MAX bus ended in December 2017, and Via Arlington now runs on-demand shared rides instead of fixed routes, so commutes to the GM plant or the Entertainment District depend on driving.

What we do: When we match you to buildings near work, we time the drive at your shift start and add parking to true monthly.

The small special gets passed over

A 4-week special on a lower base can cost less over 24 months than a deeper special somewhere else.

The ISD doesn't match the city

Some Arlington ISD addresses are Grand Prairie city, which changes taxes and city services.

Vacancy context stays unused

At 11.5% stabilized vacancy, a smaller special can still leave room on fees or base.

So we compare both years at the same base, confirm city limits and ISD, and bring vacancy context to every building.

Renting new from Viridian to the Entertainment District

If you're comparing Arlington against the rest of the board, start with the special. Our Oct 25, 2026 example here was 4.0 weeks typical, about half the 8-week board median, with $1,218 after the special.

A smaller special isn't always a worse deal. It means year one and year two sit closer together, and a lower base can win over 24 months. We put both years side by side so you can see it, as we do for all our new apartments in Fort Worth.

Stabilized vacancy here was 11.5% in Cushman & Wakefield's Q2 2026 report, above the 9.8% Fort Worth–Arlington figure. That gives you context to bring into a conversation, even when the advertised special is small.

Addresses can mislead here too. Some Arlington ISD addresses are in Grand Prairie city, like Jefferson Ashford. We confirm city limits and ISD for each building before you tour.

Residents here live in five school districts, and General Motors is the city's largest employer, with 8,919 workers at its assembly plant. The MAX bus ended in December 2017 and Via Arlington now runs on-demand shared rides, so we price every building assuming you drive.

What brings renters here, and how we help here

GM Arlington Assembly is the big anchor here, along with employers around the Entertainment District and Downtown Arlington.

Most commutes to the GM plant from new Arlington and Grand Prairie buildings use SH 360, I-20, or I-30 without a toll. Shift times vary, so we time the drive at your start, not at noon.

What renters ask for

  • A GM shift commute
  • An Arlington ISD address
  • A lower base rent over two years

Where it gets tricky

  • Shallower specials than the board median
  • City limits and ISD don't always match the mailing city

What we do here

  • Compare base rent, not just the special
  • Confirm city limits and ISD for each address
  • Bring vacancy context to the conversation

Arlington's new buildings range from mid-rise communities near the Entertainment District and Downtown Arlington to garden-style communities in South Arlington and Viridian. Specials here tend to be smaller, so the base rent and the required fees carry more of the price.

Some Arlington ISD addresses sit in Grand Prairie city. Jefferson Ashford is one: Tarrant County, Arlington ISD, Grand Prairie city, with 268 two-story townhomes in pre-leasing. The board shows the whole price for every building here from the morning pull.

Every building here loads on the board with base, special, net effective, true monthly, and year two from the morning pull.

Where Arlington sits

New apartments in Arlington: questions we get

Why are specials smaller in Arlington?

Our Oct 25, 2026 example here was 4.0 weeks typical, about half the 8-week board median. Smaller specials mean year one and year two sit closer together, so we compare both.

Which new apartments are close to GM's assembly plant?

New buildings on this side of SH 360 and in Grand Prairie, within about 20 minutes free-flow. GM is the city's largest employer, with 8,919 workers. We check the drive at your shift start and send the closest options.

Is every Arlington ISD address inside city limits?

No. Residents here live in five school districts, and some Arlington ISD addresses are Grand Prairie city, like Jefferson Ashford. We confirm city limits and ISD for each address.

What's the vacancy rate here?

Stabilized vacancy was 11.5% in Cushman & Wakefield's Q2 2026 report, above the 9.8% figure for the wider Fort Worth market. That's useful context when the advertised special is small.

Do commutes from the Entertainment District use toll roads?

Mostly no. I-20, I-30, and SH 360 reach most job centers without a toll, though stadium event days slow traffic near AT&T Stadium and Globe Life Field. We check each route.

Is there a bus or train I can use instead of driving?

Not a fixed route. The MAX bus ended on Dec 29, 2017, and Via Arlington now runs on-demand shared rides. We price every building assuming you drive, with parking in true monthly.

Who provides electric here?

Oncor delivers the power and you choose the retail plan. A prepaid plan needs no deposit, and we help you start service before move-in.

Do you guarantee the price or my approval?

No. The community sets both pricing and approval, and we confirm them in writing before you sign.
