Start hereWhy the advertised special is only part of the price
Here's how Domain Benbrook's special worked out on Oct 25, 2026. The 1BR was $1,320 base with 6 weeks free on 12 months. That's about $1,168 a month. Add $106 in required fees and you're at about $1,274. If the base holds, year two is $1,426.
Renewals price from base, not from the discounted year. That's why we put year two beside every special, and why the board's median of 8 weeks free means about +18% at renewal, even when the base doesn't move.

Ten things we check
Before you tour, every building on your shortlist gets the same ten checks. You get the results in writing.
Some of these are about price. Others are about the address: Texas Property Code §92.0135 requires a floodplain and flood-history notice at or before signing, and since Sept 1, 2025 both parties must sign it. We ask for it on every lease.

How the whole price works on the Fort Worth side
Specials on our board cluster tightly. On Oct 25, 2026, 37 of 65 market-rate communities offered 6 to 9 weeks free, and the median was 8 weeks. The setups don't cluster at all. Our 73 buildings sit in 19 ISDs and six counties, from Tarrant County to Ellis County, and the mailing city differs from city limits at about a dozen addresses.
That's why we write out every line. Net effective spreads the special across the lease. True monthly adds the required fees, which ran $36 to $199 a month across 12 board buildings, plus utilities and parking. Year two starts again from base. Our formulas are public on how we do the math.
Utilities depend on the address too. At 66 board buildings electric is Oncor, so you pick a retail plan, and prepaid plans need no deposit. The Opal is on Tri-County Electric Cooperative, and six are still being confirmed. We'll help you set it up before move-in.
Lease-up timing matters as well. A new building fills over months, and its pricing software can move specials daily as occupancy rises. We pull prices every morning, label each one pulled or confirmed, and hide anything stale. If you work at AllianceTexas, NAS JRB Fort Worth, or in Arlington, we add the drive and any toll to the same math.
The Fort Worth New Build Score ranks buildings on deal depth, price vs. nearby, year-two risk, stage, fee disclosure, and build completeness. Communities can't pay for placement, and commission never affects the score or sort. Income-restricted and 55+ communities are labeled "Who can rent here" above the price and kept out of market-rate medians.
Where new-apartment math usually goes wrong
The special is advertised without the fees
Required fees on our board ran $36–$199 a month (Oct 25, 2026).
Year two prices from base
After 8 weeks free on 12 months, year two rises about 18% at the same base.
The mailing city isn't always the city
At about a dozen board addresses, city limits, county, or ISD differ from the mailing city.
So we write out the whole price, the year-two number, and the address setup for every building before you tour.

Questions we get first
Is your service free?
Yes. Communities pay our brokerage, Spirit Real Estate Group, and your rent is the same either way. You never pay us a fee, and there's nothing to sign with us before we start your shortlist.
What counts as a new apartment on your board?
Ground-up new construction with first move-ins from 2024 to 2027. Renovations, conversions, and renamed older buildings are left out, based on each building's Built/Renov record.
How current are the prices?
We pull prices every morning and label each one 'pulled' or 'confirmed' with a date. Stale prices hide, and expired or unconfirmed specials don't show. If something's gone when you call, tell us and we'll text you what's open the same day.
Why does year two cost more after a special?
Renewals price from base rent, not from the discounted year. At 8 weeks free on a 12-month lease, year two rises about 18% even if the base doesn't change. We show year two beside every special.
How fast will I hear back?
We'll text you within minutes during our hours, then send a same-day shortlist. Our hours are Mon–Fri 8 AM–8 PM, Sat 9 AM–6 PM, and Sun 12–5 PM.
Who provides electric at new buildings?
At 66 board buildings it's Oncor, where you pick a retail plan; prepaid plans need no deposit. The Opal is on Tri-County Electric Cooperative, and six buildings are still being confirmed. We'll help you set it up before move-in.
Do you guarantee the price or my approval?
No. The community sets both pricing and approval, and we confirm them in writing before you sign.

What Required Monthly Fees Add to New-Apartment Rent
At 12 new Fort Worth buildings, required fees ran $36 to $199 a month on Oct 25, 2026. Here's what they cover, how they change your true monthly, and how to get the fee sheet in writing.

How a Weeks-Free Special Works Out Per Month
N weeks free equals base × 12 ÷ 52 × N. Here's the math on a dated example: $1,320 base with 6 weeks free on 12 months is about $1,168 a month (Oct 25, 2026).
