What is the New Build Board?
The New Build Board is our inventory of every ground-up apartment community on the Fort Worth side with first move-ins from 2024 to 2027. On our Oct 25, 2026 export that was 73 communities, from Alliance down to Burleson and east to Grand Prairie. You can scan it by area, save the buildings you like, and send your list to us.
Each card shows the numbers you’d need to compare two buildings fairly. That’s base rent, the special with its term and end date, net effective, true monthly, and year two. It also shows electric and water, city limits, county, stage, the Fort Worth New Build Score, and the date we last confirmed it.
Which buildings count as new construction?
Only ground-up builds make the board. A first-generation unit is one nobody has lived in before, in a building with its first Certificate of Occupancy from 2024 on. Renovations, conversions, and older buildings with a new name stay off, based on each building’s Built/Renov record. Our guide on what counts as a new-construction apartment explains the rule and the stages from pre-leasing to lease-up to stabilized.
Product types vary. You’ll see garden-style communities, mid-rise wrap and podium buildings near the core, and built-to-rent (BTR) homes. Each one is labeled on its card, so you can filter to what fits.
How do you price each card?
We use the same formulas everywhere, and we publish them on how we do the math. Net effective spreads the free rent across the lease. True monthly adds required fees, utilities, and parking. Year two starts from base, shown at 0% and +3%.
Here’s a dated example. On Oct 25, 2026, Domain Benbrook’s 1BR was $1,320 base with 6 weeks free on 12 months. That’s about $1,168 a month net effective. With $106 in required fees, true monthly was about $1,274, and year two at the same base was $1,426.
Live cards fill from the morning pull. If a number isn’t confirmed, the card says “We’re confirming this price.” instead of guessing.
What does the Fort Worth New Build Score measure?
The score runs from 0 to 100 and weighs six things: deal depth 30, price vs. nearby 20, year-two risk 15, stage 15, fee disclosure 10, and build complete 10. It never uses location, schools, reviews, or people. It never uses commission data, and nobody pays for placement.
How do the address facts work?
Our 73 buildings sit in 19 ISDs and six counties, and at about a dozen addresses the mailing city differs from city limits, county, or ISD. So every card lists city limits, county, and ISD as facts, with a lookup link for the school district. Electric is Oncor at 66 buildings, where you pick a plan. The Opal is on Tri-County Electric Cooperative, and six are still being confirmed. We’ll help you set it up before move-in.
What happens when I send my list?
Save the buildings you like, then send the list with your move date and all-in budget. We’ll text you within minutes during our hours. Then we make the calls, collect each fee sheet, confirm the special and its end date, and send a same-day shortlist with the whole price written out.
