What does income-restricted mean at a new building?
Some new communities set aside units for renters under an income limit. If your household qualifies, the rent on those units is capped. We label every one of these buildings with a ‘Who can rent here’ chip above the price, list them here, and keep them out of market-rate medians. They’re never pushed and never hidden.
The programs behind the labels differ. A Public Facility Corporation (PFC) or Housing Finance Corporation (HFC) partnership usually reserves part of a building. Low-Income Housing Tax Credit (LIHTC) buildings restrict units to set AMI bands. Workforce and attainable programs often sit at higher bands, like 80% AMI. Our guide on what PFC, LIHTC, and workforce labels mean explains each one.
Which new buildings have income-restricted units?
Among the new apartments in Fort Worth on our board, these communities carry income-restricted labels:
- Range West: PFC, Living Advantage
- Jefferson Ederville: PFC/FWHS, Attainable
- Jefferson Elara: FWHS, Attainable
- Inspire Homes Bonds Ranch: accepts vouchers (built-to-rent)
- The Crawford: 60% and 80% AMI
- The Opal: workforce, FWHS (on Tri-County Electric Cooperative)
- Clifton Riverside: LIHTC, with 79 of 94 units at 30% to 60% AMI
AMI bands vary by building and some are still being confirmed. We check each one before you apply.
Who qualifies under the 2026 limits?
TDHCA’s 2026 tables put Tarrant County’s median family income at $110,300. At 60% AMI, the income limit for a 2-person household is $52,980. The maximum 60% rent is $1,242 for a one-bedroom and $1,489 for a two-bedroom. Our guide on 2026 Tarrant County income limits has the table by household size.
Limits depend on household size and the band each building uses. We’d check your numbers against the right band before you pay any application fee.
Can you use a housing voucher at a new building?
Sometimes. HFC buildings must accept vouchers under Texas Local Gov’t Code §394.9026 (HB 21). Otherwise, cities can’t require landlords to accept them (§250.007), so it’s each community’s choice. Small Area Fair Market Rents apply, and Fort Worth Housing Solutions’ 2026 1BR payment standard ranges from $1,410 in 76104 to $2,000 in 76244. FWHS, Tarrant County, and Grand Prairie waitlists were closed at our last check. Our guide on using a housing voucher covers the details.
How do we keep this fair?
We follow the Fair Housing Act and don’t steer by any protected class. Labels describe buildings and programs, never people. Income-restricted communities appear on the board with everything else, with the label above the price and a count in the area table.
Tell us your household size, income range, and move date. We’ll text you within minutes during our hours, then send a same-day list of buildings whose bands fit, with the whole price written out.
