Fair Housing

We follow the Fair Housing Act and do not steer by any protected class. Equal Housing Opportunity.

Our commitment

Under the federal Fair Housing Act and the Texas Fair Housing Act, it's unlawful to discriminate in housing because of race, color, national origin, religion, sex (including sexual orientation and gender identity), familial status, or disability. New Fort Worth Apartment Team and Spirit Real Estate Group serve every renter on the same terms.

How we describe buildings

  • We describe buildings and products, never who should live in them. You won't see labels like "great for families" or "young professionals" on our site.
  • We don't use safety or crime language, and we never describe any area or flood zone as safe.
  • FEMA flood zones are stated as building facts only.
  • Schools are stated as facts, with the district's address lookup, and never used in any score or as praise.
  • The Fort Worth New Build Score never uses location, schools, reviews, or people.

"Who can rent here" labels

Some communities have income-restricted or age-restricted units. We label them "Who can rent here" above the price, with a filter chip and a link to our income-restricted and 55+ pages. They're never pushed and never hidden, and they're kept out of market-rate medians so area numbers stay accurate.

Age-restricted (55+) communities operate under the Housing for Older Persons Act exemption. We label a building 55+ only when it's designated that way.

Reasonable accommodations and modifications

If you have a disability, you can ask a community for a reasonable accommodation in its rules or policies, or a reasonable modification to a unit. Assistance animals are not pets under fair housing rules. We'll help you find each community's request process and put your request in writing.

Our needs-based questions

We ask about what you need, like your move date, budget, commute, pets, lease timing, a school district you name, or income-restricted units. We don't ask about protected characteristics, and we show every renter the same buildings for the same needs.
