What’s on the opening-soon page?
This page lists new Fort Worth-side communities that haven’t opened yet. Each one has an opening date we’ve confirmed in the last 30 days, a pre-leasing special if there is one, and the whole price written out. If you’re planning a move for 2027, this is where to start.
The pipeline is large. About 7,000 units were under construction in Fort Worth–Arlington in Cushman & Wakefield’s Q2 2026 report. You may see 30,246 quoted too, but that figure is DFW-wide, so we don’t use it for this side of the metro.
How does pre-leasing work?
Pre-leasing means signing for a unit before the building, or your part of it, has opened. Communities often take a holding deposit, set a lease start date, and offer a pre-lease special. A building can’t open until it has a Certificate of Occupancy, sometimes a temporary one first, so the start date depends on inspections.
Jefferson Ashford in Grand Prairie is one example on our board: 268 two-story townhomes in pre-leasing, in Tarrant County, Arlington ISD, and Grand Prairie city. Its parcel details are still being confirmed.
Should you pre-lease or move now?
It comes down to your lease end and how much buffer you can keep. Pre-leasing can mean first pick of floor plans and sometimes a deeper special. Moving into an open lease-up means you can see the actual unit and know the date. Our guide on pre-leasing vs. moving now walks through the tradeoff with the questions we’d ask.
What if the date slips?
Dates slip, so we plan for it. Before you sign, we get the delivery date and the delay clause in writing. Many leases let you push the start date, move to another unit, or be released if the unit isn’t ready. We also look at your current lease’s notice window, month-to-month cost, and interim housing in case you need a bridge. Our guide on pre-leasing delays covers each option.
What about buildings that open in phases?
Many new communities open in phases. Phase I may have keys while Phase II is still framing, and some amenities open with a later phase. We ask for the phase map, the work hours, and the amenity opening dates. Our guide on renting in a building that opens in phases explains what to expect.
What happens next?
Tell us your lease end and the areas you’re open to. We’ll text you within minutes during our hours, then send a same-day list of opening-soon buildings with confirmed dates, specials, and year two for each.
