What changes the math in Northeast Tarrant County

A short Skyview drive that costs more at 7:30 AM

The building is ten minutes from work on the map, but the commute bill swings from week to week and the rent savings disappear.

Why it happens here: The TEXpress lanes here use dynamic pricing, so the toll climbs with congestion. Only registered HOVs and motorcycles get the 50% peak discount, and solo drivers pay the full rate.

What we do: For Skyview and DFW Airport jobs, we add your expected managed-lane cost as its own line next to rent, and we price the TEXRail option where a station is close.

The lane cost is left out

TEXpress pricing is dynamic. A short drive can still add a real monthly line if your route uses the managed lanes at peak.

Tight vacancy changes the offer

With Grapevine at 5.5% stabilized vacancy, specials run smaller, so the base rent carries more weight.

City rules differ by address

Five or six cities share this area, and each sets its own water, trash, and permit rules.

So we price the managed lanes, compare the base rent across nearby areas, and confirm the city setup for each address.

Renting new in Grapevine, Southlake, Keller, and HEB

If your job is at the American Airlines Skyview campus, Northeast Tarrant puts you closest. American Airlines lists 10,772 employees in the City of Fort Worth's FY2025 ACFR, and the new buildings in Southlake, Grapevine, Keller, and Hurst-Euless-Bedford sit a short drive away.

The catch is leverage. Grapevine's stabilized vacancy was 5.5% in Cushman & Wakefield's Q2 2026 report, well under the 9.8% Fort Worth–Arlington figure. Tight vacancy usually means smaller specials, and our Oct 25, 2026 example here was 6.5 weeks typical, with $1,077 after the special.

Each city sets its own rules, so city limits vary by building. We check the city, county, and electric setup for each address, then write out the whole price the same way we do for all our new apartments in Fort Worth.

Commutes here often touch the TEXpress managed lanes. Those use dynamic pricing, and HOV 2+ drivers pay half price at peak. We add your expected lane cost as its own line, so the cheaper rent and the shorter drive get compared fairly.

Grapevine holds a larger share of DFW Airport than any other city, and TEXRail has stopped at Grapevine/Main Street since January 2019. If you fly for work or ride to Terminal B, we list the walk to the station beside the drive to Skyview.

What brings renters here, and how we help here

The Skyview campus is the anchor, with American Airlines listing 10,772 employees in the City's FY2025 ACFR. DFW Airport and the mid-cities job base sit close by too.

Most drives to Skyview from new buildings here are short, and some routes use the SH 121 and SH 114 managed lanes. If you can ride with someone, HOV 2+ pays half price at peak, which can change which building comes out ahead.

What renters ask for

  • A short Skyview commute
  • Managed-lane access with a known monthly cost
  • Rail access via TEXRail

Where it gets tricky

  • Low vacancy means less room to negotiate
  • TEXpress costs change by time of day
  • An electric territory question at one Southlake address

What we do here

  • Add managed-lane costs to the 24-month math
  • Confirm the Southlake meter setup in writing
  • Compare specials here against North Fort Worth and Arlington

Roads, managed lanes, and rail here

SH 121 and SH 114 carry most Skyview commutes, with TEXpress managed lanes along both corridors. Pricing is dynamic, so the same trip can cost more at 7:30 AM than at 9 AM. HOV 2+ drivers get half price at peak, and we can price both versions of your commute.

TEXRail serves parts of the area, including Grapevine, and runs toward DFW Airport Terminal B in one direction and Fort Worth Central Station in the other. If you'd ride rail, we list the walk time from each building to the nearest station as a fact.

Tours here fit well into one routed afternoon because SH 121 and SH 114 connect the cities quickly. We usually pair Grapevine and Southlake buildings, then add a Keller or Hurst-Euless-Bedford stop if your list needs it.
