This post walks through one building, fully priced, as of Oct 25, 2026. It’s the same math we send for every building on a shortlist of new apartments in Fort Worth, and it’s the example behind our Fort Worth apartment specials page. It’s an illustration with dated values, not a client story, and we don’t imply the special is still active. Live pages use the feed.

What was the offer?

Domain Benbrook is a ground-up community in Benbrook, on the southwest side of the Fort Worth area. On Oct 25, 2026, its one-bedroom was listed at $1,320 base rent with a special described as “6 Week Base Rent Free” on a 12-month lease. The minimum term for that special was still being confirmed.

What does 6 weeks free work out to?

We use two formulas. Free rent is base × 12 ÷ 52 × weeks. Net effective is base × months, minus free rent, divided by months.

Ledger-style breakdown: base, special, fees, true monthly, year two
LineMathResult
Base rent$1,320.00 a month
Free rent$1,320 × 12 ÷ 52 × 6$1,827.69
Year-one rent before the special$1,320 × 12$15,840.00
Net effective($15,840 − $1,827.69) ÷ 12$1,167.69 a month

So the special brought the average monthly rent down to about $1,168.

What did the fees add?

The Greystar fee calculator for the building listed three required monthly fees: internet at $70, trash at $30, and pest at $6. That’s $106 a month.

True monthly = $1,167.69 + $106 = $1,273.69

That’s the number we’d compare with other buildings. It’s about $106 more than the net effective a portal might show.

What happens in year two?

Renewals price from base rent. If the base holds at $1,320, year two is $1,320 plus $106 in fees, or $1,426 a month. That’s a $152 jump, about 12% over the year-one true monthly. If the base rises 3%, year two is $1,359.60 plus $106, or $1,465.60, about 15% higher.

ScenarioMonthlyChange from year one
Year one, true monthly$1,273.69
Year two, base holds$1,426.00+12%
Year two, base +3%$1,465.60+15%

What about the address setup?

The building’s address facts change the setup, not the rent:

  • City limits: Benbrook city
  • School district: Fort Worth ISD
  • Electric: Oncor, so you pick a retail plan; prepaid plans need no deposit
  • Water: Benbrook Water Authority
  • FEMA: The geocoded point is in Zone AE, which we state as a fact. We’d ask for the §92.0135 flood notice, which both parties must sign since Sept 1, 2025.

We’ll help you set up utilities before move-in. More on the area is on our Southwest Fort Worth page.

Why we publish one building in full

Every number here comes from a formula on how we do the math. If you can follow this example, you can check any building we send you.

Can you run it yourself?

Yes. The Special Decoder takes any base, weeks free, term, and fees, and returns net effective, true monthly, and year two. Our guide on how a weeks-free special works out explains each step.

We’ll send the same math for each building on your list, usually within a few hours during our hours.
