Here’s what the market for new apartments in Fort Worth looked like on our Oct 25, 2026 board pull. If you’re planning a move into one of the Fort Worth apartment specials on our board, these are the numbers behind them. Every figure below carries its source and date, and none of them is a live price.
How many new communities are on the board?
Our board export on Oct 25, 2026 held 73 ground-up communities built from 2024 to 2026 on the Fort Worth side. That includes Tarrant, Parker, and Johnson counties, plus board buildings in Denton, Dallas, and Ellis counties. 65 of the 73 are market-rate. The other eight include income-restricted and 55+ communities, which we label “Who can rent here” and keep out of the medians below.
The setup varies more than the prices. The 73 buildings sit in 19 ISDs and six counties, and at about a dozen of them the mailing city differs from city limits, county, or ISD. Electric is Oncor at 66 buildings, where you pick a retail plan. The Opal is on Tri-County Electric Cooperative, and six were still being confirmed.
How deep are specials right now?
Specials cluster tightly. Across the 65 market-rate communities:
| Measure | Value |
|---|---|
| Median special | 8 weeks free |
| Communities at 8 or more weeks | 52% |
| Communities at 10 or more weeks | 15% |
| Communities at 6 to 9 weeks | 37 of 65 |
At 8 weeks free on a 12-month lease, the special is worth about 1.85 months of rent. The renewal jump at the median is about +18% at the same base, using 1 ÷ (1 − 8/52) − 1. That’s the number most listings leave out.
How did the areas compare?
We recompute area examples from the board each pull. These are Oct 25 examples, labeled as such. The live area table on the New Build Board uses feed values instead.
| Area | Studio/1BR after special, from | Typical special |
|---|---|---|
| Downtown | $1,048 | 6.3 weeks |
| North Fort Worth | $779 if Resia’s 6 months is confirmed, else $952 | 8.3 weeks |
| Northeast Tarrant | $1,077 | 6.5 weeks |
| West | $1,103 (The Sadie, special set to end Oct 31) | 6.5 weeks |
| Southwest | $980 | 7.3 weeks |
| East and Southeast | Ask us (under 3 market-rate buildings) | Ask us |
| Arlington | $1,218 | 4.0 weeks |
| Grand Prairie | $1,104 | 8.0 weeks |
| Mansfield | $1,131 | 9.0 weeks |
| Burleson | $876 | 8.3 weeks |
Two patterns stand out. Mansfield had the deepest typical special at 9.0 weeks, which also means the biggest year-two jump. Arlington had the shallowest at 4.0 weeks, so its base rents carry more of the price. Burleson had the lowest “from” figure, but a daily Chisholm Trail Parkway commute from the Cleburne end runs $286.02 a month with a TollTag (NTTA, Jul 1, 2025).
What did required fees add?
We checked fee calculators and fee sheets at 12 board buildings. Required monthly fees ran from $36 to $199, with a median of $109.50. That’s about $1,314 a year outside the rent. Bulk internet, valet trash, and pest service were the most common lines. Our guide on why year two costs more shows how fees carry into the renewal too.
What’s the wider market doing?
Supply is the backdrop. Cushman & Wakefield’s Q2 2026 report counted about 7,000 units under construction in Fort Worth–Arlington. The 30,246 figure you may see is DFW-wide. The same report put Fort Worth–Arlington deliveries at 3,208 units in the first half of 2026.
Vacancy varies by submarket. Stabilized vacancy was 9.8% for Fort Worth–Arlington, with East Fort Worth at 16.1%, Arlington at 11.5%, and Grapevine at 5.5% (Cushman Q2 2026). DFW Class A rents were up 2.2% year over year (Northmarq Q2 2026).
What this means for you
Specials are common and similar. Fees and year two are where buildings differ most. Compare on true monthly and 24-month cost, not on the headline special.
What happens next?
We’ll publish the next board report after the November pull. In the meantime, the live board updates every morning, and specials only show once we’ve confirmed them within 7 days. Send us your move date and budget, and we’ll send a same-day shortlist with the whole price for each building.
