What is a built-to-rent home?
A built-to-rent (BTR) home is a new house, townhome, or cottage built to be rented rather than sold. BTR communities often look like small neighborhoods, with private yards and attached garages, and they’re managed like an apartment community. On the New Build Board, BTR communities sit next to apartments, labeled by product type, so you can compare them on the same terms.
Inspire Homes Bonds Ranch in North Fort Worth is one BTR community on our board. It also accepts housing vouchers, which we label above the price.
How do the costs compare?
The advertised rent is only the start. A fair comparison puts every monthly line side by side.
| Line | BTR home | New apartment |
|---|---|---|
| Base rent | Often higher per month | Often lower per month |
| Specials | Sometimes | Common; board median 8 weeks (Oct 25, 2026) |
| Required fees | Yard, trash, tech package possible | Internet, valet trash, pest common |
| Utilities | More exterior walls; may run higher | Shared walls; often lower |
| Parking | Garage or driveway, usually included | Surface lot, garage, or a monthly fee |
| Yard and pets | Private yard; pet rules vary | Dog park; pet rules vary |
| Lease terms | 12 months common | 12 to 16 months, sometimes tied to the special |
The two sides often end up closer than the rent suggests. An apartment with a deep special and $150 in required fees can land near a BTR home with no special and a garage included.
How does year two change the comparison?
Specials lower year one only. Renewals price from base rent. After 8 weeks free on a 12-month lease, year two at the same base runs about 18% above year one. If the BTR home has no special, its year one and year two sit closer together. Over 24 months, that can flip the ranking.
That’s why we compare on 24-month cost: move-in cash, year one after the special, fees, utilities, and year two at 0% and +3%. Our guide on 24-month cost explains the steps.
What else should you weigh?
Money isn’t the only difference. A few practical points we’d raise:
- Yard care. Included in a fee, or your job? Check both the lease and the fee sheet.
- Pets. A private yard helps, but breed and weight rules still apply.
- Commute. BTR communities often sit farther out. Price the drive and any toll.
- Maintenance. Both are managed, so repairs go through a portal. Ask about response times.
- Noise. No shared walls in a detached BTR home. In an apartment, the 2021 IBC sets STC and IIC 50 between units.
Run your own numbers
Our BTR vs. apartment calculator puts both options side by side, with the special, extras, and year two.
A labeled side-by-side example
Here’s how the comparison can come out over 24 months, with made-up numbers to show the method.
| Line | BTR home | New apartment |
|---|---|---|
| Base rent | $2,000 | $1,700 |
| Special | None | 8 weeks free on 12 months |
| Year one rent, monthly | $2,000 | about $1,438 |
| Required fees | $50 | $120 |
| Utilities estimate | $220 | $160 |
| Parking | Included garage | $50 |
| Year one monthly total | $2,270 | about $1,768 |
| Year two monthly total, base holds | $2,270 | $2,030 |
| 24-month total | about $54,480 | about $45,582 |
In this example the apartment costs less over two years, even after the special ends. Change the inputs and the answer can flip, especially if the BTR home offers a special or the apartment adds parking and storage fees. That’s why we run the numbers for the actual buildings on your list.
