Who is this guide for?
If your job is at the American Airlines Skyview campus, this guide shows the new buildings closest to it. It’s one of our new apartments near work guides, published only when 5 or more board buildings sit within 20 minutes free-flow.
American Airlines lists 10,772 employees in the City of Fort Worth’s FY2025 ACFR. Airline schedules run early, late, and on weekends, so we time each drive at your start, not at noon.
Where are the closest new buildings?
Most sit in Northeast Tarrant new apartments: Grapevine, Southlake, Keller, and Hurst-Euless-Bedford. These are established suburbs with new garden-style and mid-rise communities set inside them. Each city sets its own rules, so city limits, water, and trash vary by building.
Vacancy is tight here. Grapevine’s stabilized vacancy was 5.5% in Cushman & Wakefield’s Q2 2026 report, and the area’s typical special was 6.5 weeks on our Oct 25, 2026 pull. Specials are smaller, so the base rent matters more.
What routes and lanes do commutes use?
SH 121 and SH 114 carry most Skyview commutes from Northeast Tarrant. Both corridors have TEXpress managed lanes.
TEXpress pricing is dynamic. The toll rises when traffic is heavy and falls when it’s light, so the same trip can cost more at 7:30 AM than at 9 AM. Drivers with two or more people in the car, HOV 2+, pay half price at peak. If you’d carpool some days, we price both versions.
| Commute pattern | What we price |
|---|---|
| General lanes only | No toll; we check peak drive time |
| Managed lanes at peak, solo | Expected TEXpress cost per trip, times trips a month |
| Managed lanes, HOV 2+ | Half price at peak |
| Mixed | A blended monthly estimate |
Lanes are a line item
Managed-lane costs go into true monthly and the 24-month total, so a cheaper building farther out and a pricier one close in get compared fairly.
Our guide on toll and TEXpress costs shows the math in more detail.
Is there a rail option?
TEXRail serves parts of Northeast Tarrant, including Grapevine/Main Street, and runs to DFW Airport Terminal B in one direction and Fort Worth Central Station in the other. If you’d ride some days, we list the walk time from each building to the nearest station.
What else should you check?
One Southlake building on our board sits on a co-op electric map but has an Oncor meter. We confirm that setup in writing before you apply. Most other addresses here are Oncor, where you pick a plan. We’ll help you set it up before move-in.
What to ask about a Northeast Tarrant building
These questions help most for a Skyview commute:
- Which route reaches Skyview fastest at my start time?
- Does that route use the TEXpress lanes, and at what times?
- Would carpooling change the lane cost?
- Which city is this address in, and how are water and trash billed?
- How far is the nearest TEXRail station?
| Commute style | What we price |
|---|---|
| Solo, general lanes | No toll, peak drive time |
| Solo, managed lanes | Expected lane cost per month |
| Carpool | HOV 2+ half price at peak |
Because specials here run smaller, we also compare base rent against nearby areas like North Fort Worth and Arlington.
