Who is this guide for?

If you work at Cook Children’s, JPS Health Network, or Texas Health Harris Methodist, this guide shows the new buildings near the Fort Worth Medical District. It’s one of our new apartments near work guides, which publish only when 5 or more board buildings sit within 20 minutes free-flow.

Cook Children’s lists 8,850 employees in the City of Fort Worth’s FY2025 ACFR. Hospital schedules vary, with early, late, and overnight shifts, so we time the drive at both ends of yours.

Where are the closest new buildings?

Most of them sit in and around Downtown Fort Worth and the Near Southside, with a few along the Chisholm Trail Parkway to the southwest. Downtown and Near Southside buildings are mostly mid-rise wraps and podium buildings with structured parking.

On our Oct 25, 2026 pull, the Downtown example was $1,048 after the special, with 6.3 weeks typical. Specials run shallower here than in the suburbs, so the base rent and parking line carry more weight.

What makes a unit work for shift work?

If you sleep during the day, sound and light matter as much as the commute. Here’s what we’d check:

Blackout-shaded bedroom in a new apartment with soft daylight at the edges
  • Sound ratings. The 2021 IBC sets STC 50 and IIC 50 between dwelling units. Ask the community for the rated assemblies.
  • Adjacency. Avoid units next to elevators, trash chutes, stairwells, and the garage entrance.
  • Floor. A top-floor unit has no footsteps overhead.
  • Windows. Ask whether blinds are blackout-ready, and which way the bedroom faces.
  • Courtyard side. Pool and amenity courtyards are livelier in the day.

How does parking work here?

Structured parking is common near the Medical District, and it’s often a separate monthly line. We state it as a fact on each building and add it to true monthly. If you’d drive to work, also check where the garage exits relative to your route. If you’d drive in on the Chisholm Trail Parkway, our guide on toll costs on your commute shows the monthly math.

The extension isn’t running yet

TEXRail’s Medical District extension is expected about 2029, and we’re verifying that date. Until it runs, it doesn’t count in any commute on our board.

What about rail today?

TEXRail and the TRE both stop at Fort Worth Central Station Downtown. From there, the hospitals are a short drive or bus ride. Our guide on the TEXRail extension explains what’s running now and what’s planned, including La Línea Rosa, a new bus line starting in fall 2026.

What to ask about a Medical District building

For hospital staff, these questions help most:

  1. What are the STC and IIC ratings between units?
  2. Which units sit away from elevators, chutes, and the garage entrance?
  3. Is parking a separate monthly fee, and is it assigned?
  4. How long is the drive to my hospital at my shift start and end?
  5. Do the windows take blackout blinds, and which way does the bedroom face?
ShiftWhat matters most
DaysDrive time at 6 to 7 AM, parking access
NightsSound ratings, bedroom exposure, daytime noise

We include these answers for each building, along with the true monthly and year two.
